The Kiambu property market is hot right now and everyone is looking to get a slice of it. Unlike Nairobi which is expensive, congested and flooded with apartments, Kiambu offers some of the best gated community lots at reasonable prices.
The availability of land is because Kiambu has in the past been an agricultural area. However, with newer generations inheriting land from their parents, many of them opt to sell them. Over the past decades we have seen coffee and tea plantations slowly morph into some of the renowned estates like Tatu City in Kiambu. While many people may want to debate on the cost-benefit of converting our agricultural land into real estate, personally I think the market has decided on the best use of the land.
So if you are looking for a good plot to build your residential property in Kiambu, stick with me as I take you through some of the best areas we have, the prices and why I recommend them.
Why buy Land in Kiambu?
1. Reasonable Land Prices
Land in Kiambu is reasonably priced in most of the estates. I am careful with my choice of words, notice that I did not say cheap. With the demand for property being high, I personally think the prices you are getting in Kiambu match the quality. Unlike Nairobi where land in most places is overpriced based on speculation.
2. Availability of Land
Kiambu is still in its growing phase and with the area slowly transitioning from an agricultural hub to a residential area there is plenty of land available. Most of the tea and coffee plantations are being converted into estates majorly because of how unprofitable farming has become to the locals. With developers willing to pay good money for the lots, many people opt to sell their land and do something else.
3. Cool Environment
If you have been to Kiambu, I am sure you already know how cool and tropic the environment there is. The greenery, air and expansive sceneries give you a fresh taste of life away from the hustle and bustle of Nairobi. With many Kenyans beginning to value their mental and physical health, Kiambu offers a great place for morning runs, meditation and nature walks all while in the proximity of your home.
4. Good Soils
For those of you who are planning to build, the type of soil you build on affects your construction cost. Unstable soils like black cotton need to be dug and backfilled which increases the foundation costs. However, seeing that many parts of Kiambu are on red soil, the cost of putting up a foundation are manageable. You won’t have to do a lot of backfilling as red soils are stable and well-drained.
5. Well-zoned Estates
One of the biggest fears I often hear from clients looking to build their forever home is having a huge block of apartments built next to them. I totally agree with them, if you want a well zoned residential estate where no high-rises will destroy your privacy or views, Kiambu is the place to look. Most of the estates I will recommend have good management, strong owners’ associations that will stop any unscrupulous developer from building any ghorfas.
6. Proximity to Nairobi
Despite Nairobi not being ideal for residential estates, we cannot ignore the opportunities it offers in terms of jobs, convenience and entrepreneurship. The county contributes about 30% to the National GDP and many high earners in Kenya, work there. Kiambu being adjoined to Nairobi on the West makes it a perfect place to reside in and many have called it Nairobis bedroom.
7. Strategic Commuting
Kiambu sits at a very strategic commuting location with access to Northern by-pass, Western by-pass and Southern by-pass. This means that you can easily commute to and from your place with minimum traffic congestion to run your business or for work. The Northern bypass which connects to Eastern bypass through Ruiru offers you a route to Thika Road, its areas and even the JKIA airport.
8. Appreciating Rates
Land in Kiambu area is appreciating fast due to the demand and increasing strategic infrastructure in the area. Buying in the area is a good way to land bank and protect your money from inflation. Building a house in the gated estates also preserves your propertys prices making it easy and attractive to resell.
Areas for Residential Builds
A. Mugumo Estate
Mugumo estate is another beautiful gated estate located a few meters off Kamiti Road. The estate neighbors Tatu city development and is about 30 minutes away from Nairobi CBD. What I like about Mugumo is the mature residents who give the estate an ‘Old-money’ vibe to it. Having been around for quite some time now, land prices in Mugumo are quite expensive with;

My prediction is that Mugumo will soon rival renowned estates like the cheaper parts of Runda if they are able to maintain the living experience.
B. Anmer Estate
Anmer is a promising residential development located along Kiambu Road. In my books it is the younger sibling to Kiora estate that is trying to equal its older brother. While land prices are lower than those of Kiora, Anmer’s future is quite promising. The development is relatively new but the caliber of houses being built there are posh to say the least. Who should buy in Anmer?
- People in diaspora looking for a place to return to and build a residential home not too far from Nairobi to miss the action or too near to experience the chaos.
- Anyone looking to do land banking as the estate’s value will certainly go up with time following the strict zoning that keeps of unwanted developments and excellent amenities.
- If you are an older parent who is looking for a great piece of land to bequeath your children as inheritance.
c. Kiora Estate
Kiora Estate is an amazing gated community located near Migaa Golf Estate. What sets the area apart is the fact that the land prices are quite good for such a development. On top of that, the estate is secure with a manned gate, peaceful environment, ongoing developments. Since it is a relatively newer subdivision, you get access to select some of the best lots available. Prices include;

Who should buy in Kiora?

- You are a developer looking to build a spec home to sell. The relatively low lot prices will allow you to price the houses competitively attracting a wide range of buyers compared to developing in a more expensive estate.
- A place to raise your young children. The security and the fact that you have neighbors of the same social class and mindset allows you to dictate who your children interact with.
- You can buy the land as an investment. With good roads, water and growing popularity, Kiora estate is one place I bet will rival bigger estates in just a few years. Getting in now will allow you to lock in on some good prices.
d. Migaa Golf Estate
Whenever you hear of Golf-Estates, one thing should always come to mind – ‘money’. Just like the name suggests, Migaa is built around an 18-hole championship golf course with some of the most beautiful and lush views you will get at this level. Buying into Migaa is more than just buying an investment, it is buying a lifestyle. The estate has attracted many wealthy individuals and as we speak quite a number of homes are already built.

Who is Land in Migaa for?
- Developers who are looking to buy-build and sell. Having been to the estate, I have seen the variety of architectural designs people have explored. So I am sure the zoning is not restrictive on Style. Since the estate provides you with an excellent golfing experience, any Spec home built here will sell fairly quickly.
- People looking to retire. If there is one thing that old and rich people like, its golf. If you are looking to buy into a place to spend your retirement days, Migaa is the place for you.
- Anyone seeking a place to build a residential house. Migaa offers you something more than the average estate development, it offers you a lifestyle and an opportunity to experience another way of living.
E. Kamakis (Ruiru)
Kamakis is where the rich in Ruiru live, think about the business man who owns a couple of Hardwares along Eastern bypass. While Kamakis may not attract the uber rich who are sophisticated and eat cavier for breakfast, the people who live there are also quite classy. The estates in the area grew mostly because of the Thika Super Highway and the Easter bypass that opened up the area.
If you are a local millionaire, who doesn’t like complicating life, Kamakis is the gated estate for you. What I like about the estate is how lively it is and if you have children, they will never fail to get playmates. Being in Kiambu county, Kamakis is quite cool and you are less likely to experience the dusty roads of places like Syokimau.

Moreover, it is near Nairobi and the lively parts of Kiambu, so if you love great entertainment spots, they are always near. However, if you are looking for a quiet spot next to nature, Kamakis might not work-out well for you.
f. Kijani Ridge
Kijani ridge is Runda’s newest competitor and I can see why. Being a development set within the wider Tatu City, you get the efficiency of a private city in the level of a first world country all while in Ruiru Kiambu. The estate is super clean with well-manicured lawns, expansive lots, a man-made lake, an international school next by. My friends who deal with property in area like Runda have even told me that some people have sold their Runda homes to move into Kijani Ridge. Land prices here are not a joke as you can tell and the place attracts the superrich. Prices begin from;

Who Kijani Ridge is for
- Kenyans in the diaspora who want to come back and settle in Kenya but don’t want to lose the ‘organized life-style’ they were used to abroad. In Kijani, blackouts and water scarcity issues are unheard of, matching the efficacy of abroad states.
- Wealthy Kenyans who want to keep a low profile. Assuming you deal in government contracts and want a place where security is tight and the only guests who can visit you must make prior arrangements, the Kijani is for you.
- Parents who want a place near good international schools for their children. Kijani ridge is minutes away from Crawford, Nova pioneer and Brookhouse. If you want your kids to be next to good schools that are not too far from your home, then Kijani ridge is for you.
- Corporate leaders of international companies. A CEO of a multinational company who is running a regional business may feel more at home in Kijani as the developer Tatu city has borrowed a lot of Western concepts.
- Developers looking for an attractive location to build their spec homes. If you are looking to buy-build and sell, Kijani ridge offers a good reputational foundation that will sell your property well if you nail the concept.
G. Oaklands
Oaklands development is the younger sister to Tatu City comprising of a 1400-acre mixed use development. By mixed use, we mean that the area will feature residential zones, commercial zones and light industrial spaces.
The development is by the same developer as Tatu City and the same efficiency you see in Tatu, is what you can expect from Oaklands. What I love about Oaklands is the fact that it allows investors and homeowners to be part of the greater vision of master planned cities in Kenya at affordable rates. Over the years, it has transformed from a quiet suburb into a vibrant middle- to upper-middle-income estate characterized by modern standalone homes, gated communities, apartment developments, and excellent road infrastructure.
Its proximity to schools, shopping centres, hospitals, and business hubs has made it a favourite among both homeowners and property investors. What makes Membley particularly attractive is its mature infrastructure and strong demand for housing, which have contributed to steady appreciation in land values over the years. I. Kahawa Sukari
Kahawa Sukari is another great place for anyone looking to put up their residential home in an upscale neighborhood next to the city. Sukari gives you old-money vibes as it began in the late 1980s as part of the Kahawa Sukari Limited residential scheme.
Most of the residents are either retired civil servants or middle-aged families. This makes it a great place to bring up your children. The security in the estate is also good and cases of theft are extremely rare.

Who is Kahawa Sukari for?
- Civil servants – if you are a civil servant looking for a great estate where quite a number of high ranking civil servants reside, Kahawa Sukari is the place for you.
- Families – having some of my friends and family reside in Kahawa Sukari, I can confidently tell you that the estate is suited for families. If you connect to the local residents either through a local church, resident’s association or chama, I am sure you will find a great community. Moreover, the gated estates give you as a parent control over who your children interact with.
- Developers – if you are a developer, there is nothing that makes selling your properties easy as a favorable location. Kahawa Sukari is known for its prestige, appeal to families, good community and security. Building a spec home here is likely to give you an easy sale provided you do your homework well.
What to check in Kimabu?
1. Zoning
Before you buy land in these zoned and master-planned estates, make sure that the building concept you have in mind is allowed. Some controlled development will provide you with a building design that may not be of your taste. Or which will limit your creative expression. I have seen people buy land only to sell it because the estate design was either going to be too costly or restrictive for them.
Always inquire if the estate management has control over the type and design of house you can build.
2. Developments Already there
Always check the upcoming developments in the area as this will give you a good idea of what to expect in future. If you notice apartments cropping up slowly, avoid buying a residential plot in such an area. This means that the zoning is either too flexible or the people tasked to enforce it are incompetent in doing so.
3. Change of Use
Nothing destroys the appeal and value of a residential estate faster than commercially built apartment blocks. Before buying, always be sure that your neighbors can’t in future change the use of their lot to allow for commercial development. One area that has suffered this fate is Ruiru Mugutha, where some estates have been slowly allowing private developers to erect high-rise buildings next to people’s homes.
4. Security
While gated estates are naturally known to be secure, always inquire from the residents about any cases of previous thefts or break-ins. Due to the upscale living standards of the residents, some of these estates are targets of car-jacking and highly-planned thefts. This will inform you on any security measures that you will need to put in place as you build or if at all the area is worth building in the first place.
5. Service Charges
Service charge is a monthly amount you pay to the estate management or home owner’s association. It covers conveniences like security, infrastructure upgrades or street lighting. Some of the estates tend to have abnormally high service charges which can put a strain to your finances especially if you are retiring. My honest advice is to always ask before you buy to avoid any unwanted experience while residing in the estate.
6. Neighbors
Regardless of wherever you decide to build, knowing your neighbors is a box you must tick. If you notice they are chaotic or unfriendly, just know this is what you will get for the rest of your stay there. Such estates get better when the people there are welcoming, united and hospitable. Signs of an estate with good neighbors includes;
- The presence of a resident’s community
- Noteworthy community projects like streetlights done by the collective groups
- An estate social media group (e.g., a WhatsApp group)
