Ruiru is one of Nairobis’ satellite towns located about 25 kilometers North East of Nairobi CBD. It sits in Kiambu county and has grown over the last 20 years to become one of the hottest real estate market especially in Land. According to the Hass land index, Ruiru is the second most appreciating satellite town in Kenya with Juja taking the lead. What I personally love about Ruiru is how diverse the area is. You can find land for residential, commercial, industrial, institutions and even retail.

This well-rounded nature of land use in Ruiru has made it slowly transition from a dormitory town into a self-sustaining town. The population of Ruiru has been on the steady rise in the last 2-decades which has made it Kenya’s fourth-largest urban center. Its accessibility, presence of universities and colleges, industrial activities are among the reasons that have led to its growth.

The growth has however been cooling down, largely because land & housing prices have been going up locking out a big chunk of people who may not be able to afford it. Nonetheless, there are still some affordable pockets in Ruiru and my goal in this guide is to surgically go over the area, show you the different places, land prices and reasons you should buy. 

Reasons for Ruiru Growing

Ruiru’s growth has not been an accident. Like most satellite towns around Nairobi, there has been a combination of factors that have contributed to its growth. Knowing these reasons will help you as an investor in identifying similar opportunities in future as well as understanding the market you are buying into.

1. Easy Accessibility

One of the towns that has benefited from accessibility majorly via road networks has been Ruiru. You can access the area through Thika Road, Eastern-Bypass and Northern-Bypass which makes the place central to many areas. This has made people working in Nairobi CBD, Thika, Mombasa road and Kiambu areas favor moving into the area. Another advantage of the road network is that because it connects so well with cradle towns like Muranga, Gatundu, Githunguri etc., many of the folks who call these areas home opt to stay in Ruiru as they can easily visit their parents in the rural area as often as they can.    

2. Good infrastructure

Infrastructural development has been another growth catalyst for Ruiru. No satellite town would be where it is without heavy investment in infrastructure. From roads, sewer networks, water, electricity and internet, Ruiru has it all. This makes it easy for people to live there without lacking the crucial amenities that the city gives. With many people opting to move there, private investors find an opportunity to build rentals, commercial centers and factories to support the population.

Infrastructure also reduces the cost of development for private developers as all they have to do is plug into the accesses. They don’t have to spend any money on building roads or trying to bring electricity to their projects. This explains why Ruiru hosts two of Kenya’s private cities; Northlands and Tatu city.   

3. Educational Institutions

Education is a key part of modern day life and the establishment of higher education has led to the growth of many towns in Kenya. Students who are in pursuit of education settle around their colleges and universities which brings in a captive but cyclic group of tenants. Moreover, institutional staff such as lecturers and workers also prefer moving nearer these campuses to ease their commutes.   

Being an alumni of Kenyatta University, I can attest to the impact Ruiru had on us in terms of providing affordable housing alternatives. Other campuses like Zetech with 10,000 students, NIBS college with 8,000 learners and others have all contributed to Ruiru’s growth.  

4. Job Opportunities

One thing you will notice about Ruiru, is that it had about 79,000 residents in 1999, unlike other satellite towns that were still unpopular, Ruiru attracted people because of the jobs there. As you move towards Ruiru town, you will notice many industries to your left. The railway that touches the area made it easy to move heavy raw materials to these industries for processing. In recent times, Tatu city SEZ has attracted numerous industries that have brought in a lot of jobs.

The many hospitality spaces and hotels like Ruiru rainbow, Mark hotel, Verona hotel and many others have attracted a lot of young workers in the service space. With Ruiru becoming a self-sustaining city, entrepreneurs have found a growing market for their goods and services which has led to the creation of many jobs in the process. 

5. Affordability

Over my many years in the Real estate sector, Ruiru has remained to be one of the most affordable areas around Nairobi. Unlike other towns where too much speculation has driven land prices to astronomic levels, land in Ruiru has remained fairly priced. This affordability trickles down to rents and house prices which attract many people who find Nairobi expensive. Ruiru also has quite a blend of housing mixes from single-rooms, double-rooms, bedsitters and 1-bedrooms which attracts a lot of young people who are starting out in life and don’t have crazy budgets.    

6. Commercial Activities

When many people settle in an area, it creates a local market that private investors and business persons can serve. The middle-class population of Ruiru has attracted a diverse number of businesses from service industry (e.g., salons, barbershops) to physical products like shops, supermarkets and malls. The effect of this has been the creation of jobs which itself attracts people to the area plus the self-sustaining nature where residents don’t have to move to Nairobi to access these conveniences.

Tatu City has so far had a pronounced effect on the commercial side of Ruiru. On our platform, Ruiru OJ ranks as the most requested area especially for bedsitters for young people working in Tatu. With more companies moving to the SEZ, you can expect housing demand to keep on skyrocketing.   

7. Government Goodwill

It is not a coincidence that Ruiru houses two private cities and also affordable housing projects like (Boma yangu). This is a clear sign of government goodwill in the area which not only allocates resources for developing infrastructure but also channels opportunity to Ruiru. My first rule of investing in real estate is, ‘Always invest where the government is investing’ and Ruiru presents investors, buyers and all interested persons with this opportunity. 

8. Social Infrastructure

Social infrastructure refers to the physical spaces that support social life and community spaces. This includes schools, places of worship and hospitals. These spaces help in creating an environment where people mix, access crucial services and makes a place fit for living. Ruiru has numerous schools, from international schools to private academies, colleges and universities. If you are a parent living in Ruiru, then you are assured that your kids have numerous schooling options. This social structures make Ruiru habitable and have contributed to its growth.

Why Buy land in ruiru?

a. develop Property

The first group of people who I would advise to buy land in Ruiru are developers. In the Hass report land index of Q2 2026, Ruiru and Juja are the only areas that have seen a price increase. Most satellite towns are either stagnating in price or going down. If you are a developer looking to do some spec-homes, Ruiru presents you with many areas you can build in and make a decent profit especially for standalone homes below 10 million.

Some of the upcoming estates are; Ruiru-Mugutha and Ruiru-Kamakis. My advice to you is to ensure that you are buying in an area within controlled development to protect the value of your developments. Because of the underlying social and physical infrastructure, many families are opting to move into Ruiru for bigger spaces.   

B. Build a Residential Home

Just like developers, people building their residential homes can expect to preserve the value of their houses in Ruirus gated estates. Places like Kamakis, Membley and Murera offer prospects diverse residential options. Because Ruiru is next to Nairobi, young families with both parents working can comfortable work in Nairobi and commute without much worry. The climate in Ruiru is also quite conducive being warm throughout.

However, if you are looking for a place to build a retirement home, Ruiru might be a bit noisy for a retiree. As I previously said, Ruiru is slowly changing into an urban area and the chaotic nature of Nairobi has followed it. Any person wanting to retire in a peaceful environment might not get it in Ruiru unfortunately.  

c. Build an apartment

The growing population in Ruiru presents real estate investors with an opportunity to benefit from the housing demand. The colleges, commercial centers and overall attractiveness have made Ruiru a desirable location outside Nairobi. Provided you do your feasibility study and market research properly, you can expect to reap well from rental business. In my experience, bedsitters/studios are in a lot of demand especially near institutions and job-hotspots like Tatu City.

Well-priced 1-bedrooms are also in demand in areas near transport corridors as they cater to a young demographic of professionals that commute for work. Lastly, 2-bedrooms catering for families are also doing well and in my view offer more stable tenants compared to smaller units. 

D. Commercial Development

Unknown to many people, commercial real estate is quite profitable compared to residential real estate. This is because the construction cost is always lower as you rarely do those costly extravagant finishes we see in residential builds. Provided you get a good location, your investment in a shop or those container spaces can pay you back in 5-years or less. With Ruiru’s growing population, shops, supermarkets, hotels, petrol stations and shopping centers are doing really well. With a good concept, accessible location and well executed project, your commercial center will definitely do well in Ruiru.

If you are a big investor, Tatu City offers you a good place to start with well controlled amenities and low tax liabilities that can preserve your profits. Your corporate tax will be 10% in the first ten years of operation and 15% in the next 10-years compared to the standard 30% corporate tax. The VAT of any product you create is also zero-rated making it more profitable to produce goods in Tatu SEZ. 

e. Speculation

While I am not fond of buying land for speculation, Ruiru presents us with some factors that make land banking worth it. Reports from various land indices suggest that land values are growing in Ruiru with an annual increase of 13.3% from last year to this year. Moreover, the growing population and increased government investing will continue to drive up demand making the area more desirable and hence pushing prices up. All these growth factors mean that the value of your land is going to keep on going up provided conditions are kept constant.  

Areas to buy in Ruiru

1. Daykio

Daykio is what I would call the ‘Runda’ of Ruiru. The estate comprises of a gated and controlled community that houses the society’s elite and is primarily zoned for residential. It is located a few Kilometers from the Thika Superhighway as you branch into Kiambu-Kiganjo road at NIBS college. What sets Daykio Bustani apart from other developments is their strict architectural design rules which are controlled by the estate management. While this helps in maintaining the aesthetic of the estate, I think it could tie down a person to go with a design that is either not their taste or one that costs way more than they initially planned. The minimum lot sizes in Daykio are ¼ -Acre lots with prices as follows;

2. Githunguri Road

Ruiru connects to Githunguri town via the Githunguri Road which has opened up the area in a great way. This section of Ruiru majorly contains residential plots but commercial and multi-use properties are also available. The area has in the past been a tea and coffee plantation and this means large chunks of land are available as people transition from their tea estates into real estate.

One thing about this part of Ruiru is that it is cooler and greener that other areas, to me it gives ‘Kikuyu Town’ vibes. It is no wonder that retirees have been moving and building their retirement homes in this pocket. The quiet environment, big plots that allow you to farm and low population density are perfect for anyone who wants to escape the city’s chaos. Land prices sit at;

3. Gwa Kairu

Gwa Kairo

Gwa Kairu is a small pocket of Ruiru that has grown majorly because of the student population there. Being next to Kenyatta University Ruiru campus, Zetech and NIBS has made it the perfect area for students to rent. As a result, many investors have been moving into the area to capitalize on this market by building Bedsitters and 1-bedrooms to serve the growing learner population.

Service businesses like salons, hotels, green-groceries and barbershops have also increased to cater to the growing student population. However, the demand for rental and commercial property in Gwa-Kairu doesn’t stop at students, being next to Ruiru town, Spurs mall and other commercial centers, workers prefer moving to Gwa-Kairu as it is fairly affordable. The area is largely zoned for high-density residential developments and hence I would advise against buying land to build a bungalow/maisonette here. To properly protect the value of your residential property, buy in a place like Mugutha.

4. Ruiru Kamakis

Many Kenyans know Kamakis for their nyama choma joints but it also carries another tag of gated estates. Located on the Eastern bypass side of Ruiru, Kamakis has grown over the last 10-years from a dusty small conclave to one of Ruiru’s most in demand residential community. The area consists of estates like;

    • Kamakis Corner

    • Kamakis Kiratina

    • Kamakis Silicon Valley

The expansion of the Eastern bypass brought in a lot of attention and demand for property in the area. Moreover, land selling companies popularized it and made it more accessible by selling subdivided plots. I have seen land go from KES 54,000 in 2010 to 3,000,000 in just 15-years. While prices have certainly cooled down the area is still growing. Plot prices range from;

5. Kamiti Corner

Kamiti Corner is located in between Ruiru and Kiambu after you have passed Tatu City. The area is primarily residential with some commercial pieces of land available. The residential estates feature modern town houses which have made the area quite exclusive. It is a great alternative to estates in Kiambu like Mugumo estate or Membley.

6. Ruiru Kimbo

Ruiru Kimbo

Ruiru Kimbo is right opposite NIBS college bordering Gwa Kairu to the left and Matangi to the Right. The area has grown because of its proximity to the Thika Road an NIBs. Land in the area is primarily zoned for high-density residential and commercial property development. The growing population which is largely a mix of the working-commuter persons and student population is moving there because of the affordable rents and proximity to the highway and their institutions.

This has attracted developers of rental property to the area. From my experience, all types of units in Kimbo are in demand as the population is a mixture of students, young-professionals and families. However, if you are looking for affordable land, Kimbo Toll estate is the best place to buy at this time as land is quite in plenty. Land prices in Kimbo area sit at;

7. Ruiru Matangi

Matangi is located right opposite Ruiru NIBS along the Kimbo Matangi Road. It borders Gwa Kairu on the left and Kimbo Toll on the right up until you reach the railway line which separates it from Murera. The area was a deserted and dusty waste land up until the construction of the Thika Highway. With Nairobi expanding outwards, satellite towns like Ruiru ended up benefitting from their proximity and affordable rents. Currently Matangi area features a mix of residential and commercial developments.

From my analysis, it is a good place to invest in rentals owing to the demand of units in the area. If you do bedsitters or 1-bedrooms, you could target students from the surrounding colleges and working professionals. 2-bedrooms could also be profitable if you are able to build spacious units with parking that appeal to families. This demographic is the most stable income-wise and they rarely move-out unless it is for a good reason. Land in Matangi is majorly in (40 by 60) and (40 by 80) lots. Prices are as follows;

8. Ruiru Mugutha

Mugutha sits at the back-side of Spurs mall and for a long-time has consisted of primarily residential property. However, as more demand continues to grow we are seeing commercial and high-density residential developers begin to take interest. Mugutha had been sitting silently up until about 6-years ago when people began to take notice of the area. I think accessibility is still one of the factors holding Mugutha back especially for the general public as to get to the area you need to use a TukTuk and pass over some pretty bad roads.    

However, to anyone looking to develop their residential home, Mugutha’s estates provide you with a great place to start. Just make sure you are buying in a place strictly zoned for low-density residential houses, a gated and controlled estate should do the trick. Some popular estates include;

Murera is far past Matangi and you have to travel for about 15 – 25 minutes from the Highway to get there. The area is a mix of residential, commercial and mixed-use land so make sure your intended use matches what most of the residents are doing. So if you want to construct a residential home, look for gated communities. Despite Murera being a bit interior, commercial activities are dominant because of the growing population. To anyone looking for affordable land in Ruiru, Murera is the place to look. Prices range from;

While people have started settling there, Mwalimu Farm is still not as developed as the other parts of Ruiru and many buyers are investing in speculation. However, as development gets to the area, land values should begin appreciating. Currently, property prices sit at;
