Kitengela has been one of the fastest growing satellite towns in Kenya for the past decade. What was once a grazing area for the Maasai people, has slowly morphed into Nairobi’s bedroom giving areas like Thika road and Kiambu a run for their money. Kitengela is located South of Nairobi about 32 Kilometers from the CBD. The area is home to about 220,000 residents from different walks of life making it a metropolitan.
Kitengela is accessible via Mombasa road which will take you an average of 1 hour to get there or 35 minutes if you choose to use the Expressway. Today Kitengela is a mixed-use town with a combination of residential zones, industrial, commercial and agricultural nodes. With this in mind, it is no shock that many Kenyans have been rushing to buy land in Kitengela. In the last 10-years alone, the price of plots has gone up 3x making it a promising area to invest for anyone. In this guide my aim is to walk you through investing in Kitengela, the best areas to buy, land prices as well as common mistakes to avoid.
Let’s get started!
Why is Kitengela growing?
One question that clients often ask me is why Kitengela is growing at the pace it is and if land prices will slow down anytime soon. If you are a smart buyer, you should look to buy in upcoming areas so that you can ride the wave of development and price appreciation. Based on our research, Kitengela’s growth is not an accident, it is evident that the development has been as a product of growth drivers that have stacked up overtime.
1. Positioning
The first big reason why Kitengela has been growing and will continue to grow is because of its strategic location as a route to the Namanga border on your way to Tanzania. The dual-carriage way handles continuous daily cargo and passengers which makes Kitengela a great stopping spot for Truckers. This has led to the growth of businesses, shopping centers, entertainment spots and jobs that support the logistical sector.
2. Infrastructure Development
Another reason that has contributed to the growth of Kitengela is the infrastructure development in the area. Strategic developments like the Express-Way opened up Kitengela to a group of people who worked in Nairobi but preferred to live outside the city either because of the lower cost or other personal reasons. Also because land in Kitengela is cheaper than in most areas in Nairobi, people who want to build their own homes turn to Kitengela as an alternative.
3. Industrial Developments
The area around Kitengela and Athi-river presents industrial developers with huge chunks of flat land that make setting up industries cheaper. This is a result of industrial land in Nairobi becoming expensive and scarce as areas like industrial area can no longer handle the growing industries. Moreover, because so many industries and EPZs are already located in the area and the nearby Mombasa road, it leads to agglomeration benefits where because everything is located next to each other the cost of production is lowered.
4. Government Projects
Over the past decade, public and private universities have been growing at fast rates. With a growing student population, the need to set up satellite campuses has become vital. However, land in Nairobi is too expensive and it is fairly difficult to find huge tracks of land all in one place. This has pushed many institutions to Kitengela where land is available to expand, notable institutions include;
KCA (Kitengela Campus)
The East African University
K.A.G East University
International Leadership University
Umma university
These institutions bring with them a captive audience of students who need accommodation and other services as they continue with their courses. This boosts the local economy by creating a customer base for businesses and developers.
5. Job Availability
Another huge factor that has led to Kitengela’s growth has been the availability of jobs in the area. Firstly, there are many industries and Export Processing Zones (EPZS) in Kitengela that require skilled and semi-skilled workers. People working in these industries prefer living close by to reduce their cost of transportation and make it convenient to access their places of work. The growing population then creates demand for housing and other services making Kitengela grow in the process.
6. Population Growth
Lastly, the population boom has been really key in the growth of Kitengela. It is without a doubt that for an area to grow, people must be present. Kitengela has grown from 58,000 people in 2009 to an estimated 200,000 residents in 2026. This has created a local economy which fuels the demand of goods and services that attracts private investors who set up shops, salons etc., making the area self-sustaining.
Why Buy Land in Kitengela?
Now that we are aware of the reasons that are contributing to the growth of Kitengela, the next logical question would be, why buy land in Kitengela? As one of Kenya’s fastest growing towns, Kitengela is still in its growth phase, with many infrastructure developments still underway, the price of land and property will only continue to grow. Investing now lets you ride this growth wave. Below are some of the reasons for buying land in Kitengela;
1. Affordable Plots
For many Kenyans, especially those of you with families, having your own place to call home becomes very important especially as you grow older. With land in Nairobi growing to abnormal prices, a place like Kitengela offers you the opportunity to buy a plot and build your dream home at affordable land prices. If you are planning to do so, my advice to you is to buy land in areas zoned for low-density residential houses. Estates like Chuna and New Valley estates are great places to begin. This ensures the value of your property is protected as you avoid unplanned developments and tall apartments from reducing the appeal of your home. A gated community also makes it easy to organize and demand for roads, water and security.
2. Long-term investment
Another reason you should buy property in Kitengela is that it is a good way to preserve your money. Unlike paper wealth which is out of your control, the real estate market in Kitengela offers promising returns if you buy in the right areas. Places earmarked for future developments like universities or upcoming infrastructure projects like roads will grow your money faster than many forms of investment.
What I would advise against is buying land in the middle of nowhere without any promising projects nearby and expecting it to grow your money. This is not investing but gambling.
3. Commercial Viability
Another reason to invest in Kitengela is to tap into the growing population which presents a good market for apartments, shops and retail centers. It is no wonder that malls are being planted everywhere in the area, a sign of investor confidence. Majority of these big developments needed feasibility studies done which project about 30+ years into the future, so seeing them there gives you confidence that the area’s growth potential is high.
As a commercial developer, below are some real estate development that do well in Kitengela and that you can explore;
Shops – small business owners are always looking to serve the residents. Investing in shops and retail spaces is a great way of making money in such a market. If you don’t have a lot of money, you can begin with container shops.
Apartments – the growing population means more demand for housing in the area. Putting up apartments in a good location will likely guarantee you a steady flow of tenants and rental income.
Petrol stations – as a major transport route to Tanzania, building a good petrol station with motels and layover spots for truckers that provide accommodation and car repairs plus car washing will ensure you capture a small chunk of the logistical sector.
4. Retirement Home
If you plan on retiring and want to build in a place that is peaceful but not too rural, Kitengela and Syokimau are the best alternatives. These areas have a low population density which means less noise with access to amenities like good hospitals and shopping centers. Building your retirement home in one of the gated communities in Kitengela is a great option for any retiree especially if your children work in Nairobi as they can always pop up to visit you anytime.

I will not have done you justice if I fail to mention some of the red flags and things to watch out for when investing in Kitengela. Knowing these risks before you put your hard earned money into Kitengela’s property market will help you see if you comfortable with buying in the area.
Fake title deeds – fake titles are a common scam in some parts of Kitengela. Conducting a search at the County Lands office or Ardhi sasa will help in overcoming the doubts.
Family disputes – most of the land in Kitengela was owned by Maasai families who are in many cases polygamous, so if you are buying from them, ensure that all the families are in agreement. Or even better, do a physical visit and consult with Nyumba Kumi elders in the area.
Land buying companies – there are numerous land companies in Kitengela, while they make buying structured and lower the barrier of entry by offering payment plans, it is important that you ensure the company is registered and has no history of fraud.
Agricultural restrictions – always check what the land you are about to buy is zoned for. If you buy in a lot zoned for agriculture, then changing the use might cost you even more.
Suspiciously Cheap Plots – Fraudsters will often lure buyers with prices that are 30–40% below market value to force a hasty, panic-driven deposit before proper checks can be made. Even if the property is on a ‘Distress-sale’ make sure that you do your due diligence.
