Kikuyu is one of the most beautiful, lush and fastest growing satellite towns in Kenya today. It is located 20 kilometers from Nairobi CBD towards the west. Its accessibility along the Southern bypass and Waiyaki Way has made the town a preferred residential hub for many urbanites. With Nairobi becoming too congested and continuously offering residents an expensive yet poor quality of life, many people have been moving to Kikuyu to get what they can’t find in Nairobi. In my books, Kikuyu offers you a blend of rural-urban living which means you get the best of both worlds.

Being near to Nairobi CBD and the work nodes of Westlands means that job opportunities and commutes are fairly manageable, all while still being too far to experience the chaos and population of city life. Kikuyu unlike other satellite towns, already has quite a developed social infrastructure underneath which means access to good churches, schools, markets and hospitals are within reach. This is among many of the reasons that have led to the area’s growth over the last decade. The table below tracks Kikuyu’s growth showing how the population and consequently demand has been growing.

Reasons why Kikuyu is Growing

According to reports, land prices in Kikuyu have been growing at an average of 10% – 15% in the past decade with a population gain of about 50% by 2029.  Underneath the numbers many of my clients looking for land or property in Kikuyu have always wanted to understand the WHY. Kikuyus growth is a combination of many factors which I have broken down below;

1. New Roads

One of the main reasons that has led to the growth of Kikuyu has been the new road networks that connect the town to Nairobi and other suburbs. This makes it easy for people to commute to and from their work places making Kikuyu a ‘bedroom’ city. Roads like Waiyaki Way, the Southern bypass and Western bypass have made Kikuyu more accessible and thus led to its growth.  

2. Affordable land

While the land in many parts of Kikuyu is way above 1 million bob, I can confidently say that it is affordable compared to Nairobi. It gets cheaper if you buy a plot in the upcoming and least developed parts of Kikuyu like Nachu. This aspect of affordability has made the area open to a broader pool of buyers that leads to more people moving into the area. 

3. Social infrastructure

Another reason for Kikuyu’s explosive growth has been the area’s underlying social infrastructure which makes it attractive to residents, businesses and developers. Being the home to schools like Alliance, early churches and hospitals gives residence the assurance that everything they need to live comfortably is within reach. This social fabric makes Kikuyu standout compared to other satellite towns which are still trying to grow in this front.

4. Quality of life

One request that has been standing out to me from clients looking for rental houses has been the insistence on ‘rural’ towns. While many of us grew up wishing to go to the city, overtime it has become clear that the city can be hectic, noisy and a terrible place to raise kids. With working options becoming more flexible and remote jobs moving mainstream, most renters are preferring towns like Kikuyu which are quiet, slow paced and lush.  

5. Proximity to Nairobi

While Nairobi is a bit chaotic, the fact that it contributes to about 30% of Kenya’s GDP means that majority of the opportunities are found there. This means being closer makes it easier for residents to tap into the economic potential of the city, whether we are talking about jobs or businesses. Kikuyu being about 25 Kilometers from Nairobi means that people who want to be next to the city can live there.

6. Agri-city concept

Majority of the land in Kikuyu is either zoned for agriculture or residential use. With many of the indigenous inhabitants practicing small-scale agriculture Kikuyu decided to gravitate to its identity as an Agri-City. If you visit some of the towns, you are likely to see open air markets that bring local farmers together to sell their produce. This recent announcement makes it potentially a home to upcoming agro-based industries that may want to leverage the concept. With industries comes jobs and infrastructure upgrades which all have a multiplier effect on the growth of the town. If this concept is put into action, we could potentially see Kikuyu grow even more in upcoming years.

7. Private real estate companies

While some people have often called out private land companies for the fragmentation of land especially in central Kenya, I believe they have played a key part in the growth of Kikuyu. These companies often buy huge tracks of land, subdivide and market them to the public. As a result, more and more people get wind of such areas which brings in more demand and more inhabitants. And with time, development follows through as the government is pushed to provide amenities for the residents. 

Why buy land in kikuyu?

a. Build your dream home

Majority of the plots we get for sale in Kikuyu are zoned for residential use, this makes it a great place to build a home. The quiet environment, beautiful scenery of Ngong hills and political calmness is an added factor of attraction to many buyers. My advice however to anyone wanting to do a residential home is that you should look for areas where development is controlled. With Kikuyu experiencing rapid growth, it is only a matter of time until apartments begin cropping up. To protect the appeal and resale value of your home, choosing a gated estate is always the best choice.   

B. Long-term investment

Land in Kikuyu has been growing at a rate of about 10% – 15% annually, if you want a great place to do land banking, Kikuyu is the area for you. With the current growth and upcoming infrastructure projects, I am willing to bet that the area will soon compete with prime areas of Nairobi and Kiambu in a few years. You could even buy a property to bequeath your children and when that time comes, they will benefit a lot from your decision.

C. Farming

Kikuyu has fertile red soils and a favorable climate that supports the growth of many crops. If you are looking for a place that is not too far from the city where you can do your farming, Kikuyu is a great place to start. Moreover, you can still get plenty of land for crop farming or even dairy farming which is common in the area due to the cool climate. The fact that Kikuyu has been declared as an Agro-city makes it even more appealing to investors looking to capitalize on the area’s identity.

d. commercial development

With a growing population, comes the demand for goods and services. Whether we are talking about fast moving consumer goods (FMGs) or services like salons and barbershops, one thing that is certain is the demand for commercial spaces. Some notable retail giants like Quickmart have moved into the area which only means that they have seen the opportunity that lies there. As an investor, you could decide to build apartments for the growing residents, shops to house businesses or even petrol stations that take advantage of the roads.    

e. Retirement Home

For those of you looking to retire, Kikuyu offers a great choice for retirees as it is peaceful and offers an affordable cost of living. Moreover, you can easily decide to do farming as the area is well catered to handle it. However, if you have an issue with cold, then I would avoid the place as the climates makes you susceptible to respiratory diseases. And as your immunity weakens with old age, such conditions might prove to be unfriendly especially for persons with a history of infections.

1. Gikambura

Gikambura is primarily a residential area located along the Southern Bypass, offering residents scenic views of the Ngong Hills. Over the years, it has transformed from a quiet rural village into a vibrant suburban center with a blend of residential estates, gated communities, and commercial developments. Its strategic location along the bypass has made it increasingly attractive to homebuyers and investors seeking convenient access to Nairobi and neighboring towns.

The area is predominantly zoned for residential development, although pockets of commercial activity continue to emerge as the population grows. Due to its proximity to Nairobi and the rising number of commuters settling in the area, Gikambura presents excellent opportunities for rental housing developments and long-term residential investments. Although public transport options are available, daily commuting to Nairobi can be less convenient compared to areas located closer to the Southern Bypass.

Uneven infrastructure development – While some neighborhoods are well developed, others still lack fully developed roads, drainage systems, and public utilities.
