Ngong is a fast growing satellite town located 30 kilometers from Nairobi situated in Kajiado county. Unlike other towns, Ngong carries a significant historical past as it functioned as a settlement for the British colonialist. Over the decades, the area has grown from a Maasai pastoral region to one of Kenya’s booming towns. Presently, Ngong is most famous for the Ngong Hills which are an attraction and an emblem of the town bringing in many local tourists and functioning as a wind power farm for the region.  

Ngong has positioned itself as a strong alternative for anyone considering living outside the city. Being a dormitory town, many of the inhabitants either work in or around Nairobi environs. The accessibility of the town owing to roads like Ngong Road and the Southern Bypass have given many urbanites the freedom to live in the area while commuting to Nairobi on a daily. When you combine the affordable rents and land prices, you see why many Kenyans are preferring to stay in Ngong. This can be seen in the town’s population growth over the last years as tabulated below;

With the appeal of Ngong certainly attracting many people, land prices have been on a steep hike in recent years. In this guide, I will be taking you over the different areas of Ngong, their land prices and the dominant land use patterns. This will give you as a buyer an information advantage as you will know which areas to buy and which ones suit you.

Why is Ngong area growing?

The growth of Ngong as a satellite town is not an accident, it shows us how various factors have played out to make the area an attractive living and investing hub. With many other earmarked projects underway, it is clear that Ngong’s growth will not cool down anytime soon. However, a big point of concern on my end has been the slow-down in population growth from about 232% in between 2009 – 2019 and now about 13% from 2019 – 2026. My argument is that the increasing cost of land and housing has pushed people to neighboring towns like Ongata Rongai, however, the growth of Ngong is far away from flattening.    

1. Good Accessibility

All satellite town in Kenya that serves Nairobi Metropolitan area have one thing in common that contributed to their growth and that is accessibility. Huge cities like Nairobi outgrow the spending capacity of people and as a result, people move outwards in search of cheaper land or housing all while not being too far to access jobs and business opportunities. Ngong is accessible from several points including the Southern Bypass and Ngong Road which is being dual to reduce traffic towards the area.

Moreover, the recent completion of Ngong-Suswa road and the SGR has opened up areas like Kimuka which were previously un-accessible. By positioning Ngong as a vital transit hub, and slashing travel times to the South Rift, this part of Ngong is about to experience another wave of growth.

2. Affordable Land

Ngong is quite a big area and majority of it is a hinterland, this means that most of the areas away from the time are quite affordable. Plots in places like Kimuka, Matasia and Kibiko have been selling under 1 million for quite some time now. This broadens the buyer pool of Ngong attracting middle-income to low-income families.     

3. Good Infrastructure

Ngong is well connected to electricity, water, sewer, internet facilities which form part of the basic trunk infrastructure needed to thrive in the modern world. People who choose to move here from the city can often sustain the life they were used to without sacrificing anything. With rents in Ngong being lower and houses being bigger than in Nairobi, most urbanites find the tradeoffs worth it. Recently, traffic congestion had proven to be a major cause of concern but the dualling of Ngong road should alleviate a big portion of this.   

4. Commercial Activities

Another huge reason for Ngong’s growth has been the presence of Commercial activities in the area. Overtime, businesses and retail giants like Naivas have ended up setting their shops in Ngong which has brought in a lot of investors because of the confidence tied to such brands. If you visit Ngong town on a normal day, you will get to appreciate this side of the area especially from its modern markets.

A growing middle-class population means that service and goods businesses have access to a market with good disposable incomes. These commercial spaces have reduced the movement of residents to places like Karen or Nairobi to do their shopping making Ngong slowly evolve into a self-sustaining town.

5. Higher Quality of Life

Many of the people who come to our platform in search of houses in Ngong always make it clear that they are looking for bigger spaces. The price of a quality house in Nairobi is becoming quite expensive as investors look to build many units without necessarily paying attention to quality. Those that construct quality houses on the other hand end up charging quite expensive rents. The cool climate in Ngong, wonderful sceneries and affordable houses have brought in lots of renters.

6. Proximity to Nairobi

Satellite towns like Ngong thrive because of their proximity to economic hubs like Nairobi. Statistics show that Nairobi contributes about one-third of Kenya’s GDP. This means that a bulk of opportunities are concentrated around this metropolitan, residing in a place like Ngong allows you to pursue jobs and businesses without too much sacrifice. 

7. Social Infrastructure

Another quality of Ngong is the expansive social infrastructure that is already present in the area. This ranges from good schools, hospitals, places of worship and entertainment spots. Many people who are moving from the city already have access to these social amenities in plenty. So moving to a place that can offer a similar quality of life for cheaper rents is always viewed in good light. In conclusion, Ngong offers social infrastructure that compared almost equally to what is in Nairobi and moving there won’t make you feel like you are missing out on anything. 

Why buy land in Ngong

Before I answer the single most important question of why buying land in Ngong makes a lot of sense, it is important to let you know that Ngong has primarily grown from being a residential town. With this knowledge it becomes easier for you as a buyer, developer or renter to know what the strong side of the area is and invest in-line with it. For example, anyone looking to develop an industrial facility would have better chances buying in Athi River compared to Ngong, as Athi is suited for industrial developers. In the same way, Ngong caters really well to anyone looking to do a residential development, either to rent it out, live-in or sell. 

A. Build your dream Home

Personally, I have toyed around with the idea of buying a plot to build a home in Ngong. The cool environment and breezes from Ngong hills coupled with the stunning views make the area a good place to reside in. Moreover, you have so many options for affordable plots that you can’t go wrong with it.

For anyone looking to buy in Syokimau, Ngong is a better alternative in my opinion as the area opens you up to a lot more experiences like hiking and you get good weather on top of it. My only caveat is that you should buy in an area with controlled developments as this protects the value of your home. Moreover, gated estates come with security and the pulled power that allows residents to pull resources together for things like manned gates or cabro-paved roads.      

B. Long-term Investment

Our research has shown Ngong to be a good place for anyone looking to capitalize on the long-term value of the area. I am more so bullish on the Ngong-Kimuka area around the newly built Ngong-Suswa road which is likely to open up the area in the long term. Land buying companies have moved in quite fast to sub-divide and sell land which tells me the area is about to grow rapidly. The presence of the SGR in the same area is another added advantage.

c. Farming

Before Ngong was ever a residential area, the British settlers used it as an agricultural town. The availability of large tracks of land and Ngong being on the wind-ward side of Ngong-hills meant good rains and fertile soils that could support farming. None of that has changed and if you still want to take a shot at farming, you can get some good tracks of land. However, with the increasing land values, people are finding it more profitable to develop property or sell land entirely. So unless you get some really cheap land, in large acreage I would advise you try farming in rural towns. 

d. Commercial Development

With a growing population of middle-class residents, the demand for goods and services creates a huge commercial market. Women need places to get their hair done, men need barbershops and families want shops for basic items like bread and milk. This presents a great opportunity for anyone looking to build commercial spaces within Ngong. Provided you have a good location, putting up commercial spaces is relatively cheaper than doing residential rentals. So to anyone looking to do; container shops, business complexes etc., Ngong is a great place to look into. 

e. Retirement Home

Many returnees from the diaspora have been reaching out to inquire about the best places to build a retirement home. Ngong has always been on the top of my list. The area is peaceful, politically harmonious, secure and offers an affordable cost of living. You can even pop in and out of Karen on Weekends and you would do just fine. Ngong Kerarapon is a good location for anyone with a good budget and looking to do a good home in the area. Other budget locations include Matasia and Kimuka.  

Areas to Buy land in Ngong

1. Kerarapon

Kerarapon is a low-density residential area known for its controlled development and peaceful environment. It carries a similar upscale and suburban vibe to Karen, with spacious properties and a preference for larger lots, including 50 × 100 plots and above.

For anyone looking to build a home in an upscale neighborhood that offers a quieter setting while remaining more affordable than Karen, Kerarapon is a strong option. The area is particularly suitable for buyers who value privacy, space, and a more organized residential environment. Land prices average at around KES 10 million plus, with the price depending on the specific location and quality of the lot.

2. Kibiko

Kibiko is largely a residential area that features lots starting from 50 by 100’s but larger lots are available. If you are looking for a cheaper alternative to Kerarapon, then I think Kibiko will do. One thing that I love about the area is its scenic views and cool breeze. If you want to build your own home, I suggest buying land in the gated communities in Kibiko. However, one challenging part about building in the area is the sloping topography which might either cost quite a bit to level or affect your house layout if you decide to build on it.

3. Kahara

Ngong Kahara is located about 6 kilometers from Ngong Town along the Ngong-Kahara road. It features a mix of residential and agricultural plots which is perfect for anyone who wants to retire into farming. It is also very quiet and families really love the place. With the new infrastructure upgrades underway, land values will only continue to go up making it also good for land banking.

4. Kimuka

Ngong-Kimuka is the newest locality in Ngong area that has been attracting people to the town lately. Situated about 15 kilometers from Ngong Town, it serves largely as a residential area. Passing by Kimuka, you will notice a lot of upscale maisonettes being built and this tells you about the economic standards of the residents moving there.

In my view, it is the alternative to Syokimau minus the dust and expensive land prices. The prices depend on many factors such as proximity to the road, infrastructure and plot sizes but it is generally one of the most affordable pockets of Ngong. My prediction is that with Ngong-Suswa developing, the appeal of Kimuka will go up and so will the prices.

5. Matasia

Matasia is located at the outskirts of Ngong Town and functions largely as a residential area. It features gated communities of Bungalows and Maisonettes and standalone units. If I was looking to find an own-compound house to rent or buy in Ngong for, I would start with Matasia. Most plots in the area operate on freehold title deeds which makes owning land secure.

6. Ngong Town

Ngong Town is one of the more established and developed areas on this list, with land prices reflecting its stronger demand and proximity to amenities. I think Ngong Town is a good option for buyers who want to live close to an established urban center or invest in land with commercial potential, although buyers looking for cheaper and larger plots may find better value in areas farther from the town. Prices are as shown below;

7. Ngong Suswa

Ngong-Suswa appears to be one of the more affordable options, particularly for buyers looking for land with future development or investment potential. The available 50 × 100 multi-use plots range from approximately KES 550,000 to KES 950,000, while some larger subdivision opportunities are advertised at around KES 400,000 per plot.

I think the area may suit buyers with a smaller budget who are willing to invest for the long term rather than those looking for an already developed neighborhood with immediate access to extensive infrastructure and amenities.

8. Olmaroroi

Olmaroroi offers relatively affordable land, with 50 × 100 plots ranging from about KES 550,000 for multi-use land to KES 800,000 for residential land, while a 100 × 100 plot is around KES 1.1 million. The area also has larger land available for speculation, with one 8.5-acre property priced at approximately KES 2.3 million per acre.

I think Olmaroroi could be a good choice for budget-conscious buyers or investors looking to purchase larger amounts of land, especially those who are comfortable waiting for future growth and development to potentially increase land values.

9. Ololooa

Oloolua is a more expensive residential option compared to Ngong-Suswa and Olmaroroi, with 50 × 100 residential plots ranging from approximately KES 3 million to KES 4.5 million. A similar-sized multi-use plot is priced at around KES 3.5 million, showing that land in the area has value for both residential living and flexible development. I think Oloolua may appeal to buyers who want a more established location and are willing to pay a higher price for land, making it a suitable option for building a home or holding property in an area with stronger residential demand.

10. Zambia
