We all have to start from somewhere and for many Kenyans, it is always at the bottom. That is why the market recognizes this and in many areas, you will find a house typology called a bedsitters. The term is derived from the fact that you can sit a bed in such a unit and continue with life. Anyone starting out their early career, in campus or wanting to save money but live decently always gravitates to this types of houses. Reason being, you either want to save on rent, you don’t have that much staff to fit in a 1-bedroom. Or you are single and the math of paying more for a bigger house you won’t use is not mathing.
Over the years, we at kejafinder have realized that bedsitters are the most searched rental type in Nairobi. The most common question being, “Where can I get a bedsitter under 10,000 in Nairobi?” It is for this reason that we have put together a guide for anyone house hunting for bedsitters, areas to check and tips to get value for your money.
Who Should rent a bedsitter?
A critical question to answer before getting to the areas section is who bedsitters are ideally for. Bedsitters offer a good balance of cost and comfortable living. Unlike single-rooms which lack an internal bathroom, bedsitters have the advantage of privacy. Most people who are suited for a bedsitter include;
Students
If you are a student and making some income on the side and you have outgrown hostel life, then a bedsitter near your university could be a great housing option. The freedom, privacy and quality of life you get having your own place is good at this age if managed correctly. Moreover, you still don’t have a lot of furniture to warrant you staying in a 1-bedroom.
Young professionals
Most people in their early stage careers are not making that much money. However, you still need the freedom that enables you to navigate your work and personal life better. Getting late because you were at a networking cocktail might not put you in good graces of your parents. Also at this point you still don’t have much to justify living in a bigger house. Hence, the best option available in most areas is a bedsitter.
first-time renters
If you just began living alone, chances are you are starting to put your life in order. A bedsitter acts as a good “starter home” as you accumulate furniture and electronics. It also gives you a test-run of living alone which is very important.
Areas to look
Having made it clear who a bedsitter is for, the next logical question would be where to find such a house on a budget. First of all, it is important to highlight the basics. Construction costs are really growing fast in Nairobi and most landlords transfer this cost to renters. Therefore, getting a good bedsitter under Kes 10,000 might be a challenge. However, they don’t call me the KejaFinder for no reason. Below is a list of areas to find affordable bedsitters in Nairobi;
Kasarani is an underrated residential area with a good quality of life. It comes with reliable infrastructure, and a wide supply of rental units. Moreover, it is well connected to the city through the Thika Superhighway, making it attractive to students and young professionals.
Hunters
Hunters is divided into several streets, with the lower Hunters area offering some of the best chances of finding affordable bedsitters under Ksh 10,000. The neighborhood has decent apartment blocks and easy access to transport along Thika Road. If you are new to the area, just get a bike and ask them to take you to “Hunters ya Chini”
Maternity
The area is also popular with young people and affordable bedsitters. The internal roads however are not that good especially when it rains. It also comes with many old bedsitters but you can check the area out. A big plus is that it is near the road and commutes are easy if that is a must-have.
Sunton
Sunton offers relatively quiet residential streets with modern apartment buildings. Especially as you move away from the main kasarani-mwiki road. It is popular among young renters due to its balance of affordability and accessibility. If you work in Westlands, there are direct Matatus from Sunton to Westlands that charge kes 100 bob.
Garage
Garage has been growing fast over the past 5-years. The construction of internal tarmac roads has led to increased accessibility. It also has a lot of bedsitters within the area at this price point. One good thing about Garage is good internal roads. The area also hosts several entertainment facilities making it appealing to young renters.
Maji Mazuri
While not as developed as Hunters or Sunton, Maji Mazuri has a larger supply of lower-cost bedsitters. The area attracts budget renters because units under Ksh 10,000 are easier to find here.
Mwiki
Located farther from the Thika Superhighway, Mwiki is one of the most affordable parts of Kasarani. The area is densely populated, but renters who do not mind crowded environments can still find many cheap bedsitters.
Roysambu is another popular rental hub along Thika Road thanks to its proximity to universities, malls, and the CBD. Although rents have been rising, certain pockets still offer bedsitters within the Ksh 10,000 range.
Zimmerman
Affordable bedsitters in Zimmerman are typically found deeper within areas like Tanners and Base. Security can sometimes be a concern since the area borders Githurai. But many residents manage well by maintaining normal safety precautions.
Car Wash
The Car Wash area has experienced rapid development in recent years, which has pushed rents higher. However, some apartments located farther from the highway still offer bedsitters below Ksh 10,000. One down-side is that the cost of living can be a bit high. Since it hosts an upper middle-class group. As a result, groceries, vibandaskis etc., are quite costly.
